3. Dealing with questions and comments
This one is simple, answer all questions and respond to most comments. Be polite, nice, and ignore and hide rude/whiny/offensive comments. With questions, have the answer before replying. The person with the question gets an email with the reply when it has one and you want them to read their email and know the answer straight away. One mistake that I see people make is that they reply "will figure out later" and then later post it as their own comment. In the end, the person asking the question has to wait an undefined period of time and then click your auction again to find out (sometimes they never might).
Dealing with negative comments is simple. Hide them all, don't respond to them and don't care about them at all. There's a "hide comment" on the bottom of each comment. Click that and then either put nothing as a response or put "hidden" or other similar generic response. The "veterans" of Listia recommend not hiding comments but there's no excuse for dealing with people that either expect you to do all their research or don't read the description, want to lower the days, lower the starting bid, or call you a scammer.
